Selling Your Virginia Beach Home: Add Curb Appeal
Spring has sprung and so has the Virginia Beach real estate market. Spring is our busiest market time in real estate and now is when you will want to spruce up and get your home ready to sell. One of the best investments you can make when preparing to sell your Virignia Beach home is to improve its ˜curb appeal. We have all heard many times¦you only get one chance to make a good first impression. This holds true for real estate. If buyers arent impressed by the outside of your house, you will never get them inside. And it is pretty difficult to sell a house you cant get people into!
Here are the top ten things you can do to add ˜curb appeal to your Virginia Beach home:
- Get out the paint! There is nothing like a fresh coat of paint. Paint the siding, paint the trim or, at least, paint the front door. And dont forget the prep work, like sanding off worn and chipping areas and priming, can make an exterior paint job last a lot longer and look better.
- Change out-dated light fixtures ” or add lights if you dont have some already. Light up your doorways and walkways. Lowes and Home Depot have great selections in outdoor lighting at reasonable prices.
- Add color. The right landscaping around a property will make all the difference in the world. Add color with inexpensive annuals such as petunias, geranimums or vinca and be sure to put down fresh mulch. Live in a townhouse community with no yard¦use pots at the front door instead.
- Replace a worn-out garage door with a new, decorative model. This will have a big impact especially if you have a front-facing garage. Manufacturers offer many designs and decorative accessories so its easy to find a door that will complement the architecture of your home.
- Light up your landscape. This will completely change the look of your property at night. Angle low lights to point up at trees and bushes and point down along a pathway for safety. Keep it simple. Use solar lights that charge during the day and you wont have to run wires.
- Resurface your driveway. Instead of a tarred or cement driveway, consider installing one with a woven stone and grass pattern. This can do wonders for curb appeal.
- Add details such as shutters, decorative moldings and fun elements like weathervanes to the outside of your house. Make bland windows come alive and define the architecture of your house with mullions, moldings, decorative eaves, fixed shutters or iron scrollwork.
- Add a stone walkway or path going to the house instead of grass or a wide berth of cement.
- Replace a chain-link fence with a wood one. Be unpredictable. Instead of a picket fence - put in one that has slanted multiple-height wood slats - like the kind found commonly in Carmel, California.
- Plant a tree. Nothing will appreciate more in value than what this tree will look like 10 years from now.
