Chesapeake, Virginia
Chesapeake is a diverse city with urban areas as well as many square miles of protected forests and wetlands, including a substantial portion of the Great Dismal Swamp. Extending all the way from the rural border with North Carolina to the harbor area of Hampton Roads adjacent to the cities of Virginia Beach, Norfolk and Portsmouth, Chesapeake is located on the Atlantic Intracoastal Waterway and has miles of waterfront industrial, commercial and residential property.
Formed as a city in 1963, Chesapeake is currently the third most populous city in Virginia. In 2006, its population was estimated to be 220,560, an 11% increase since its 2000 census count. Prior to the late 1980's, much of Chesapeake was either suburban or rural, serving as a bedroom community of the adjacent cities of Norfolk and Virginia Beach with residents commuting to these locations. Beginning in the late 1980s and continuing to the present, however, Chesapeake has seen significant growth, attracting numerous and significant industries and businesses of its own.

Thanks to its close proximity to many other parts of Hampton Roads, Chesapeake is a convenient place to call home. The Norfolk International Airport is only 15-25 minutes away, and Interstate 64 - part of the Hampton Roads Beltway - passes through the city. The beautiful Outer Banks area of North Carolina is only a 45-minute drive from Chesapeake, thanks to the newly improved Route 168 By-Pass bypass that runs directly across the state border.
Chesapeake is known for its outstanding public school system, which is compromised of 28 elementary and primary schools, 10 middle schools, and 7 high schools. Families enjoy the many attractions of Chesapeake, including several city parks, a planetarium, and many nature trails. There are also abundant shopping opportunities and beautiful golf courses in this large city.

Because of the growth Chesapeake continues to see, it has defied many national real estate trends in terms of sales and property appreciation. As the city continues to be developed, new construction neighborhoods continue to appear and property in more established neighborhoods continue to rise in value.

Hampton Roads & Virginia Beach real estate market to remain steady. The volume of existing-home sales is expected to hold steady through late spring, with a gradual recovery during the second half of the year as the mortgage situation improves in high-cost areas, according to the latest forecast by the National Association of Realtors®. Lawrence Yun, NAR chief economist, said many buyers have been waiting for higher mortgage loan limits. "The higher loan limits for both FHA and conventional loans will increase consumer choice and provide greater access to lower interest rate mortgages in high-cost regions," he said. "Therefore, a notable rise in home sales can be anticipated in the second half of the year." Chesapeake residential home sales decreased in January, compared to January 2007, by 22 percent, with market times increasing 28 percent. The median price decreased 2 percent, as the average sales price decreased 4 percent to $289,581.

Virginia Beach & Hampton Roads mortgage insurance requirements will tighten March 3. MGIC Investment Corp, the nation's leading mortgage insurance provider, plans to limit its exposure in a number of the weaker housing markets around the country by requiring higher credit scores and larger down payments. Virginia Beach and Hampton Roads are among the areas affected by the tighter standards. Starting March 3, MGIC will require at least 5 percent down on homes and a 10 percent down payment on condos. Mortgage insurance is required by lenders when buyers put less than 20% down on a home. If the borrower misses mortgage payemnts, the mortgage insurance company pays the lender.
