Chesapeake, Virginia
Chesapeake is a diverse city with urban areas as well as many square miles of protected forests and wetlands, including a substantial portion of the Great Dismal Swamp. Extending all the way from the rural border with North Carolina to the harbor area of Hampton Roads adjacent to the cities of Virginia Beach, Norfolk and Portsmouth, Chesapeake is located on the Atlantic Intracoastal Waterway and has miles of waterfront industrial, commercial and residential property.
Formed as a city in 1963, Chesapeake is currently the third most populous city in Virginia. In 2006, its population was estimated to be 220,560, an 11% increase since its 2000 census count. Prior to the late 1980's, much of Chesapeake was either suburban or rural, serving as a bedroom community of the adjacent cities of Norfolk and Virginia Beach with residents commuting to these locations. Beginning in the late 1980s and continuing to the present, however, Chesapeake has seen significant growth, attracting numerous and significant industries and businesses of its own.

Thanks to its close proximity to many other parts of Hampton Roads, Chesapeake is a convenient place to call home. The Norfolk International Airport is only 15-25 minutes away, and Interstate 64 - part of the Hampton Roads Beltway - passes through the city. The beautiful Outer Banks area of North Carolina is only a 45-minute drive from Chesapeake, thanks to the newly improved Route 168 By-Pass bypass that runs directly across the state border.
Chesapeake is known for its outstanding public school system, which is compromised of 28 elementary and primary schools, 10 middle schools, and 7 high schools. Families enjoy the many attractions of Chesapeake, including several city parks, a planetarium, and many nature trails. There are also abundant shopping opportunities and beautiful golf courses in this large city.

Chesapeake Real Estate Market Report Existing-home sales rose from the first quarter in 13 states, largely from buyers responding to discounted home prices, according to the latest quarterly survey by the National Association of Realtors®. Nearly one-quarter of metropolitan areas showed rising home prices in the second quarter from a year ago, with greatly mixed conditions continuing around the country. NAR President Richard Gaylord, a broker with RE/MAX Real Estate Specialists in Long Beach, Calif., said foreclosures are distorting the price data. "In many areas with large concentrations of foreclosure sales, homes are being purchased below replacement cost values," Gaylord said. "Many buyers with long-term expectations are getting exceptional value in the current market. Once the inventory is drawn down, price pressure will return because the costs of construction are rising - today's buyers are very well positioned to build wealth over time." Modest near-term movement is expected in Virginia Beach real estate sales, with a recovery in sales seen during the second half of the year, according to the latest forecast by the National Association of Realtors®. Lawrence Yun, NAR chief economist, said some pullback after a sharp increase in the previous month was expected. "The overall decline in contract signings suggests we are not out of the woods by any means. The housing stimulus bill that is still being considered in the Senate is critical to assure a healthy recovery in the housing market, jobs and the economy," he said. Furthermore, Yun said location has never mattered more than in the current market. "Some markets have seen a doubling in home sales from a year ago, while others are seeing contract signings cut in half.
